    Default Hi everyone from a rainy Rome

    Hi everyone
    very happy to join this forum.Me and my boyfriend are Miami great lovers, we already visit many time Miami and beautiful landscapes all around.
    We are seriously thinking about moving in Miami Dade, so we are proceeding for buy an house.
    We found a lovevly unit in a condo on Pinetree dr and we started the short sale procedure.
    Hope to get shortly our home
    We will be in Miami from nov 17th till nov 23th, any suggestions for events or any parties while we will be there, are welcome.

    Be advised this can be a lengthy process and take 6-9 months

    Don't be discouraged if it takes a long time to go through the process.

    Fred the deal was closed after 7 months...so hard to wait all this time!!!
    I wanted kill the bank, we were the six buyers appling for that apt!
    but finally we closed and that's important!
    We will move early in september, as we just got a tourist visa for 6 months.
    Then will see...
    Anyway so happy to live 6 holiday months in Miami

    But I think its a bit odd to close on a condo and then not move in until several months later.

    What is the status of the unit until you move in? Have you taken occupancy?

    the unit is currently rented till august.
    the apt will need just a fresh and a white paint on the walls.
    then will need to buy any furnishing, like a modern white sofa, a modern plexiglas table, a designed chairs etc..

    Good! Just make sure (which I'm sure you did) there is a way to inspect for damages before your renter moves out.

    Anyone can suggest me a good and cheap design and modern home furnishing in Miami?
    only found Ikea.. that's all?

    Mylla,

    Ikea is probably the best place for nice, inexpensive furniture. For smaller items, there is a Target in Midtown Miami, along with lots of trendy furniture stores in the Design Distinct. There is also a Restoration Hardware furniture store in South Miami at the Falls Shopping Mall.

    Regarding your "short sale" the term sounds like an oxymoron to me, seeing that it usually takes a lot longer for the sale to close, compared to a traditional sale.

    Do you have any tips about the short sale process?

    How much money do you think you saved?

    Hi Myla!

    I think I'm the only one who has no clue where Pinetree Dr. is. It sounds pretty though. Considering you already closed on the property, if the tenant causes any damage I doubt the seller or bank will have to pay you. As part of the deal was the did the tenant's security get transferred to you? That's where the damages should come out of. But hopefully the tenant is taking good care of the place for you.

    It's wonderful that you get to just hang out in Miami on holiday for 6 months! You'll find there are lots of people in SoBe doing the same..maybe not staying as long.

    Shopping for modern furniture in Miami is fun..they have a varied and stylish selection of pieces. Whatever you do, do not go to Design Within Reach. Unless you're loaded, the prices are guaranteed to be out of your reach! But nice decorating ideas..

    There's one cool furniture store on Alton Rd, where my neighbor got a neon green shag rug..I will come back on and give you the name.

    Other furniture stores that specialize in modern stuff and small spaces are CB2 and West Elm.

    Update* My neighbor said his rug was from CB2..but I remember going furniture shopping with him to a nice furniture store on Alton but neither of us remember the name..If you drive on Alton or maybe West you should find it. Very Miami!

    Gus thank you for your kind info, first

    about the "short sale" process the only suggestion i can give is to be PATIENT.

    We waited so much time (we loved the house since we'd seen it for the first time) and we didn't understand why the bank take all this time just to say to the seller "yes you can sell it" or "not"!!! By our realtor we pushed and pushed and pushed again and again...but
    no answers from the bank. When we decided to look at anything else we finally got an answer.
    We cannot belive....

    The short sale give to you the possibility to buy with a 30% medium of reduction about a normal sale on the market.
    We found very interesting to look at zillow.com from Italy in order to have an idea about the prices on the market.

    In conclusion last month we also applied for another apt in downtown (on biscayne boulevard) this was a foreclosure, and in 7 DAYS...we got the house! The bank wanted to close immediately.
    Unbelievable

    This was a very big deal, with a reduction of about 45,000$ on the market price.
