Im glad to join this site. I have been reading for quite a few months and finally decided to join. I am sure I can offer great advice and be very helpful to anyone. I am a Miami resident, I love this city and would love to help many people make Miami their home.

Thank you. Yes the market has improved dramatically. Take a look at the brickell/downtown/Sobe areas, they are now at over 80% occupancy compared to 60% and less following the mortgage crisis.

Also, I feel that Miami is a destination of a lot of foreign Money. Miami is one of the few eastern cities that have: beach, night live, opera, The Miami Heat, nice weather year round, and compared to many cities up the norhteast coast, I can say is fairly more affordable. Miami is also centrally located and a gateway to the US.
Another important point is that Miami benefits from political instabilities in many South American countries and at the same time benefits when a South American Country does well. Brazil is now generating much income for its citizens and they bring the money here, in the other hand I can expect an influx of Peruvian Citizens and their cash now that they have a new president.

Welcome to the forum. Hope you'll stop by and give more RE advice. I agree with most of what you said except the "nice weather year round". It's safe to say about 90% of the country has better summer weather than Miami.

It's nice to have you on the site! I'm a Realtor as well, but in NJ. What areas of Miami do you specialize in?
Also, let's say you had a budget of $250K for a one bed, newer construction condo in SoBe or Brickell. Where would you buy? I'm just wondering if you have any favorite buildings.
I lived at 1751 James Ave..it's a gut rehab building (right next to the Sanctuary) and was super nice/well taken care of compared to my other two apartments in Miami. It's surprising how there seems to be very little inventory of quality, art-deco buildings for rent.

Currently I live on Brickell, and I like it very much. I work a lot in Brickell, Sobe, South Miami, Coral Gables, Pinecrest, Midtown, Kendall.
If you are looking for newer construction there are currenty around 30 apartments built after the year 2000 in the Brickell area, compared to only 5 in Sobe.
I like on Brickell: The Plaza, Metropolitan 1, Skyline, 500 Brickell.... There are quite a few buildings. Also, an area that I like a lot is Brickell Key. I love the exclusivity of it.
In Sobe most apartments this price range are built before the 80's, but now you can find a few in newer buildings.

for $500-700 you can find a room, or small studio.

Hello again Everyone, I know that I am not a new user but I was gone for over 4 months and just came back. I went to Colombia to represent a builder in selling some units and just got back to beautiful MIA. I miss this place so much! WOW the skyline here is just so amazing, I missed Lincoln Road so much.
I hope I can again start posting my toughts and share experiences with many of the member of this forum. It is great to be back.
