    Hi,

    You need to use a realtor for a 6month+ rental to save money or rent a hotel room until you figure out what it is you want to do or live. You are just going to drive yourself crazy.

    Deposits are usually 1 month unless you have pets or bad credit. Expect to pay 3 months to move in to a place for a 5-12 month rental. Expect to pay a 1/2 month deposit on a 1 month rental with good credit & no pets.

    Finding a month to month rental at this time of the year is difficult and next to impossible in your price range.

    #1 is in the Flamingo, which is a nice building but probably the largest concentration of douchebags south of New Jersey. The apartment looks ok and the asking rent is on par with what that building goes for.

    #2 is a little far north from anything to do. I mean, theres a few bars and restaurants up there and a new Publix, but aside from the beach it's kinda dull. And we have a lot of rainy days. Without a car, that shouldn't even be an option.

    #3 is questionable since they don't say where on Collins that is. Collins is a huge street and you could find yourself up on 185th street, again several miles from all the fun. And again, without a car, it's not an option.

    #4 looks like the best one, best location. Almost smells like a scam. A deal that good wouldn't be available on big, known sites like these.

    I don't know how to thank you enough. I really appreciate you taking the time to write that response. I saw quite a few listings for Flamingo and didn't know whether it was a good consideration or not. After carefully reading what you shared, it makes total sense. I've looked through hundreds of ads on so many sites the last few days almost non-stop and now thanks to you, I hope I'll start to get wiser at picking out better options. I hope I can find a place soon. It really is exhausting.

    I generally agree with Matt's comments, just a bit more to add:

    (1) Flamingo: decent location and building, may be noisy. I would be very careful in renting as advertised, not sure if Olga is authorized to sublet. Make sure you contact the owner directly and check that this is legit, or you could be out your deposit and on the street.

    (2) This is the Deauville (6701 Collins) which was at its zenith in early 1964 when the Beatles played there. A bit run down now. See reviews at: http://www.tripadvisor.com/Hotel_Rev...h_Florida.html

    (3) This is the Casablanca (6345 Collins), same general location as the Deauville, also seen better days. Just as with Deauville, some rooms better than others. See review at: http://www.tripadvisor.com/Hotel_Rev...h_Florida.html The rent they're asking seems on the low side for that building. Either unit is undesirable or some other reason. Check carefully before renting.

    (4) The Decoplage. Fine building and location but rent is way too low for an 850 sf unit. Either a scam or a come-on. Use extreme caution.

    Thank you very much rk for the valuable information. I've responded to so many ads including the ones above and yet no response. I can't believe how hard it's been. I'm struggling now and it appears that I will have to find other sites/listings if I'm going to ever find a place.

    Don't live in the Flamingo. You will most likely be miserable. I know a few people who have lived there, all hated it. And wow is it noisy.

    All three appear to be legit rentals, not scams, and all three are in buildings that allow short-term rentals (in the case of Decoplage, min is 1-month).

    (1) Barbizon - This is a great location if you don't mind street noise and no parking. Henry manages a few condo rentals in this building for his parents, so whether it is a good place to stay depends on which one you get. Studios are about 450 sf each - adequate for basic living. The even-numbered ones face the outside and there are very noisy trucks that will wake you up by 7 AM each morning. Also some units better than others - some can be quite run-down due to poor maintenance.

    (2) Ocean Walk - This is unit 115. Older 1930's era building in a great location but unit is only 200 sf. No parking. It is really too small for most people.

    (3) Decoplage - This is unit 436. Great location and unit faces the more desirable SE direction. Most units include parking. 550 sf plus balcony. Anything like $1500/mo would be a great deal for this but I doubt if they're renting it out at that rate. Also note "plus taxes" means +13%.

    I assume you already sent queries for more info for the above. My order of preference would be Decoplage, Barbizon, and Ocean Walk last. As a reminder, do not rent anything sight unseen, no matter how good the pictures.

    You may want to look at apartments that allow short-term rentals, such as Tradewinds, Sunbrite etc. Most may be out of range price-wise but worth a try. See this link for some:

    rk: I'm very fortunate have to people like you helping me and also very grateful. Thank you so much!

    Yes, I did send queries to all of them. I got a response from (2) Ocean Walk. He offered me the unit for $1200. That is my last choice from those 3 units. I would rather spend more and get more. It really is a small unit and is missing some of the essentials I would prefer to have...like internet which I will have to make arrangements for. If I don't find anything in the next couple of days, I will have to settle. I'm more of a beggar than a chooser today sadly. Publix looks like it's about 7-8 blocks away. Bus to Brickell about 45mins according to Google maps.

    (1) Barbizon - This is my second choice (if I had a choice). It looks like it has most of what I would like, except no internet again. Publix is close and Bus ride is also about 45mins to Brickell. (Barbizon and Ocean Walk are only 5 mins away from each other.)

    (3) Decoplage - This is my first choice. Location is great. Size is more than adequate. It has a fitness center and Walgreen's. Publix and bus is similar to the other two. No internet...I wish there was wi/fi.

    Hopefully, the other two respond back soon.

    By the way, how does the 13% tax work. Some properties advertised the tax and some don't. Is it only applicable to certain places?

    The 13% is a room tax. Any rental under 6 months is considered a vacation rental subject to that tax. Some owners bundle that in the quoted rate (I assume they do pay it to the city!!), others may charge extra separately. Be sure to check whether the rate they quote includes everything to avoid surprises.

    I'm starting to really want to find a unit in the Decoplage. Still no response from the person I contacted in that ad though. I wish I could find one now. My problem is that I have 3 leases that I honor payments on and currently live in a hotel (not fun or cheap). My work did a number on me...long story. I just want to get to Miami and look forward to some good weather at least. I really need to catch a break. If I don't find a place in the upcoming days, I will have to renew another month at the hotel I'm in now. I can't keep this up .


    *** Update *** Considering the Flamingo now - I know...I've been warned. Now, if only I can get someone to respond back or find some new ads. I'm exhausted.

    You should be able to find an apartment for short term rental through Airbnb which will probably be cheaper than staying at an hotel.

    I liked the place when I stayed there. Great location with direct access to the beach.

    It is expensive for a studio I think and a little more than your budget, but if it is only for a couple of months it is probably a better option than staying at a hotel, and you have time to find the perfect place. Also in a couple of months it will also be easier to find the perfect place.

    Not very nice, but at least it is "cheap" and available.
    I dont know the place but I recall i have seen quite a few listings in the place (maybe there is a reason for that).
    If you have some stuff yourself you can make it more like a home. Maybe buy something from Ikea or some other cheap place which you can take with you when you find the perfect place.
