    Why do you have such a time pressure? Do you have a job starting here or something? Because if you don't have a pressing need to be here hold off until you find a place that works for you. Living in a 200 square foot shoebox will almost defeat the purpose of moving for quality of life. And if you hate your apartment, you hate going home. Which means all the time you spend at home you're not happy. I'm just saying don't rush if you don't have to, something that works for you will come up.

    Also, sometimes you have to be a little more proactive. People in Miami NEVER seem to return phone calls. Or at least it's very rare. For everything...jobs, apartments, social engagements....you have to stay on top of everything and call call call. Waiting for a call back won't get you far in this city.

    Matt I couldn't agree with you more and that is why I'm desperately trying not to end up in a place I don't want. Ideally, I need to find a place in the next couple of days and book my flight. Believe me, I would rather have waited for a better place, but time is against me at this point.

    Agreed on all points. I do need to be more proactive. I have left messages/emails everywhere and called back some people more than once. I don't like leaving more than 2 messages on someone's phone. Most people don't pick up at all. Some people I've called it seems have their answering machine set up to direct you to their email...."Sorry I missed your call....for faster service send me an email to ...."

    I got a hold of the agent. The unit is on the 10th floor and facing Collins Ave. She wants $1500/month + $1500 security deposit + $150 cleaning fee on exit + $50 application fee which takes 5 days to process and i can't view the unit until after the 7th when the current tenant moves out.

    What do you guys think?

    I also asked if she had any other units to offer me (she didn't) and she told me that month-to-month is not permitted in a lot of buildings but did mention that the Flamingo was another place to consider.

    Only thing he said is that it will be available and responded from this email: andreboulware@gmail.com I asked him to provide me with his telephone number and now I'm waiting to hear back on a monthly rate.

    The first option (Decoplage) seems more legit. That's a real realtor and company, though I am not sure why they'd be advertising on Craigslist unless it's someone else's listing and they're trolling for clients. The $1500/mo rate is on the low end of what studios rent for at the Decoplage, possibly suggesting run-down condition. Still, if you can verify you're working with an authorized agent and see the place, it's a good building in a very good location. Make sure there are no surprises that jack up the final price, such as taxes, other fees.

    The second listing you posted (6799 Collins) seems like a scam or a bait-and-switch. The description doesn't match the address which doesn't match the photos. The rental rate is also way too low for 6799 Collins (which is part of the high-end Canyon Ranch Spa) if that is in fact the correct address. If you proceed at all make sure you get the unit #, verify the owners name from the county records, then check with the owner directly.

    I spoke with an agent responsible for short term leasing in the South Tower of Flamingo and she told me that the Decoplage has its own leasing department in house (which I called and emailed and still no response), but outside agents do have offerings. She was explaining that there weren't many places that do month-to-month and that the Decoplage is one that does.

    The agent from Flamingo also said that $1500 was a bargain considering the time of year. I will have to follow up with the listing agent on the details first thing in the morning. I wish the processing application didn't take 5 days.

    I'm getting a sense of discomfort with this listing too and even more so now especially after I've been communicating with him. He hasn't answered my basic questions and yet he always expects me to answer his.

    If you're pressed for time do widen your search to include mid and north beach.

    Many buildings don't allow monthly rentals. By and large the smaller buildings in the Flamingo Park neighborhood are flexible and allow short-term rentals.

    Do anyone (rk maybe - noticed that you seem to know all of the buildings) happen to know if Mirador 1000 allow short term leases?
    I know Mirador 1200 does not but Mirador 1000 is privately owned as far as I know so maybe the rules are different.

    Would be nice with a list of places that do short term leases.

    Thanks rk. I have no choice but to look anywhere and everywhere at this point if I'm going to make it happen. I can't believe how many people I spoke with that were dishonest. You should have heard what some of these people said. I even had one person ask me if I'd hire him after he clearly tried to rip me off. The nerve of some people. The other thing is very few people respond back to emails/messages. I've been calling non-stop in the hopes that some of these people will actually answer. This has been quite the challenge and I think I'm gong to end up in a place I'm really going to regret . I've had a tough year so at this point I'm used to it.

    The two buildings are both condos, i.e. each unit owned by individual owners, rentals governed by HOA rules. (they were formerly apartment buildings, until 2004).

    As far as I know Mirador 1200 has a minimum lease period of 4 months, and Mirador 1000 has a minimum of 6 months.

    Unfortunately you will find many of the listings on hotpads are expired, i.e. the places are already rented out. Sort of like finding old for-rent signs on public notice boards where people forget to remove the notice for weeks or months after. Cragslist is probably half or more scams. Keep trying, though, you never know.

    That's what I was thinking all week and have been asking everyone I speak with if they can provide me with buildings they know. Most people have told me Flamingo, Decoplage, and Art Deco smaller places. I would love have a list of the buildings. It would be great resource to help to a lot of people.

    You're right about expired listings. There are so many of them everywhere which wastes so much time. Also, the same listings appear on several websites, so you end you reading duplicate expired listings. Craigslist has a mix of good and bad like you mentioned. I've spotted a lot of bad ones and reported them as I spotted them. Also, Craigslist wouldn't allow me to post a wanted ad because of my IP address being outside of Miami. I sent them an email but they didn't respond back.

    Thank you rk for your list of websites . I'm going through them right now. This will keep me going for a while which is great. I need to find places to search around the clock.

    Did the agent from Flamingo have anything in the 1500-2500 price range?

    I think it is also 6 months for Mirador 1200.
    I lived there last year, and upon arrival I was tricked to sign a 6 month contract even though we had agreed 2 months before I arrived (didn't know about the rules).
    Couldn't do anything about it as I stood there in Miami Beach with all my stuff and had nowhere else to go.

    I'm sorry that happened to you. That is one of my concerns too....arriving in Miami and finding out the place I intend to move in to is either "not as described" or already rented which has happened to a lot of people.
