    Default 305 Real Estate /Common Sense 101

    I'm not a bible reader, but there are a couple of passages warning of the damnifications if you don't heed wisdom why living at a beach is folly.

    My inner-ear was molested and a weighted deity on a shoulder told me 'NO. Had to let the Holmes Beach Cottage go... and seek higher ground. It would have been a perfect situation when and if Poseidon is placated. If the wrong dude courted Despoine, that results in an automatic confrontation with an All State adjuster raking me through coals.

    Luckily for me. South/Miami Beach never enticed me. I can see the draw and lure for some people. For me, it was not necessary or even desired. It's a boarded up World Theatre on Hollywood Blvd with an adjacent beach.

    Anyways, I noticed Jess's post yesterday and a couple dozen others in SM bitching that water and brake fluid don't mix. That's putting it mildly.

    Buying in MB should never be a perpetuous buy unless you're in a rush hiding a pittance if your a friend of Putin and cash out playing a short term gain.

    Miami Beach didn't exist till the intervention of man and his marvels Eventually mermaids will reclaim it. Sexier bitches than the mill on Lincoln Road.

    Oh yes, that rain was hilarious.

    I will say this: Alton Road and West Av didn't flood at all. So at least the new pumps are working.

    It's too much of a tax base to let it go under water. They'll do whatever it takes to keep the sea level and below areas of Miami Beach above water.

    Ohhh....can sombody find pictures from the "storm of the century" in San Fran last December? Great flooding pics there too.

    I agree though, who in their right mind moves to Phoenix?

    RK: It;s easy to suppose that no speck of dirt not susceptible to the whims of Mother Nature.

    It basically a question of applying some moral algebra and weighing the risks. For some, the benefits of living in Miami is worth the ten days a year you can fly fish on Alton Rd.

    Before I committed to the full move to FL, I settled on the largest deed restricted town in America and was satisfied the developer was moving earth around to make this a flood free zone. My first three years here was witnessing trucks haul dirt and manipulate the landscape non-stop. What ever direction my dog hauls me on his walk, we encounter 3/4 lakes/retention ponds. The natural French drains within the landscape work marvelously. Saying that, after three months of moving here I got hit by three hurricanes.

    My topic was a bit of hyperbole as we're all vulnerable to Acts of God. no matter were we live. I couldn't do much about earthquakes back home in CA. At least I eliminated the factor of kids playing with matches. I used to live on a hillside tinderbox. The Griffith Park Fire of 1993 was too close a call.

    It's a matter of time before Miami may become a Stiltsville and hopefully not enough Ice Caps will melt in our or our children's life time. But buying property on former marsh lands is always a bone-head move and you can accuse me of being guilty living on mud Flagler piled to open the mouth of the Miami River. It wasn't my idea. Eventually another bone-head will take it off our hands in due course.

    I'm looking into buying a 2br/2ba in SoFi.


    Max price $950k
    About 1.000sqf or more
    Hoa around $1.000 or less


    I would really like a garage for 2 cars but I would settle for one if I have to.


    I've been looking at 90 Alton Road and 110 Washington and some other properties but I'm kinda lost. The owner of my place at 200 Ocean wants his condo back....


    And no, I don't like flooding - but I have a snorkel on my car

    In general, work with a reliable realtor (i.e. get a recommendation from someone you know). Also hire a real-estate attorney.

    That thread is a good recommendation.

    The lady I was helping on there is looking for a similar purchase scenario.

    Some of the condo garages allow you to buy a 2nd parking spot, so that's definitely an option.

    90 Alton (yacht club) is going to be a very nice building once the renovations are complete. They've already dolled out the assessments so if you buy something, make sure to check if its paid for already or not. They have been redoing the common areas and are working on the pool area now. Its still much cheaper than the buildings next door like Murano Grande & Icon, however those are more luxurious buildings.

    110 Washington (Cosmopolitan) is a nice building as well.

    As I mentioned in the thread RK recommended, I like The Courts @ Jefferson/Meridian personally. Great pool area, friendly staff, and a good mix of townhomes and condos with large private patios/terraces. The lofts I mentioned as well will work with your budget and HOA requirement (IIona, Absolut).

    Regarding flooding, yes it can happen anywhere sadly. Even over the bridge in Downtown & Brickell and all the way up to North Miami!

    The same reason car dealers don't like to tell you everything about the cars they're selling...

    I have a few floor plans if you can't find for a specific building or two.

    Re. 200 Ocean, it's not a big building, but they do have a sale or two each year on average.
