The city of Miami is looking for a real estate developers to design, develop and build a multi-family homeownership project on city-owned property near the Miami River.

The 28,000 square foot lot (.65 acres) is located at 400-430 S.W. 8th Avenue.

In addition to developing and building the site, the developer would also be in charge of marketing and managing the project and must set aside at least 20 percent of the units for affordable housing.

Affordable Housing is defined as housing that is sold to low or moderdate income families with a monthly income that is less or equal to 80% of the 2006 Adjusted Home Income Limits established by the Department of Housing and Urban Development (HUD).

The property is presently zoned C-1, restricted commercial, with a maximum density of 150 residential units an acre and unlimited height.

The city said it will require developer that wins the project to reimburse the city of Miami for community development building grant funds owed. The amount owed is to be disclosed in a request for letters of interest.
