    Maria, here's a pic. The blinds are almost down, but YES, I also see the tops of the palm fronds. I think this is the exact building, because the other two buildings at the beginning of Drexel at 13th St. are only 2 stories. What a coincidence!

    Hi Kenneth ... nope, alas not the same one, but that looks like a nice pair of windows to bring in much light. Can't wait to see what you do with the place!

    Kenneth,

    Thanks for sharing your story on your new place. A great price with a lot of hard work behind it. Do you have any sense of what an apartment would rent for (if it were on the market)? Just interested from an investment point of view.

    On this unit, I could clear $250-300 a month after all my expenses (not including any tax benefits). However, this is a vacation home for me, and I do not plan to rent it out. I already getting work done on the place. It's exciting!

    In the expenses, are you including the cost of borrowing the money for the condo (if you had borrowed the full amount)? Thanks.

    Yes, it includes that very small amount, because I put down a substantial down payment; it's more like a car loan to be paid off in about 5 years. I did not include the opportunity cost of interest that I could have earned if I had saved/invested the money, nor did I amortize the closing costs, but again, for me this is a quality of life question, rather than principally an investment. Of course, perhaps in ten years I hope the value will have increased somewhat.

    Kenneth ... that looks like the same building!!! Their unit was on the southeast corner. I just don't remember that mirrored wall, but who knows they could've sold it to someone else and that person might've changed the interior. Also, they had windows on the side of the building as well.

    Those facades may look similar though.

    Either way, I'm happy for you! I'm sure it's going to be a great vacation home!

    It's probably the same building. My unit is just so small in comparison to your friend's spacious place. I'll post my "after" pics when I do my magic on it this summer! Maybe I'll host sangrias on the front garden patio one evening.

    Beautiful building! When looking at a place it's always good to check the landscaping. If it's well done like yours, you get a sense that the rest of the building is well maintained.

    Default Handyman in South Beach

    Before I move into my place, I could use the services of a handyman to complete a few jobs for me in the condo. Can someone recommend a professional who is trustworthy and experienced?

    Call my friend Joey at Empire Plumbing and see if he can recommend a handyman. Joey owns a bunch of apartments on the beach as "Empire Properties" and he probably knows a few good handymen.

    Yes, I found a very good maintenance guy named Rodney. He is so good: licensed, insured, and has reasonable rates that I will share his info in a week or so after he has finished all the work on my unit :-)

    Default Did some work this weekend

    I flew down to my condo in South Beach for a long weekend and did some major work myself to clean the place up. I still have lots of painting to do, but I am posting my "before" pic and after pic of my weekend of work.
